With autumn just over a month away you might want to start planning that pre-Holiday renovation now before contractors start booking up for the fall. This is especially true for the bigger projects like kitchens, bathrooms and remodels and room additions which take planning and permits. Here are some points to consider:

1)
How big do you want to go?
Now is the time to match your expectations with your budget and come up with a realistic project. Take into consideration appliances, overhead exhaust fans, lighting, plumbing, flooring, cabinets, countertops and electrical when doing your calculations. |
2)
Will I have enough time?
This is something to go over with the contractors when they come and view the job. Some jobs can be finished quickly while others may take months. For example, you can do the bathroom right away.
|
3)
Start the process now
so you can draw the permits. For a large project it is best to call an architect. |
 |
| 4)
Get 3 to 4 bids for your job |
| Many fall jobs are smaller: walls, floors, bathroom tile, electrical panel and painting and wall covering. A good tradesperson can schedule work around your busy times so that your life is not interrupted with noise and debris |
Windows, HVAC, and insulation should be booked now so you will be assured of completion before the cooler weather arrives. This goes for closets and storage.
|
| Outside work, like the roof and siding, should be done before winter however these jobs do not take up much time. This goes for fencing, many landscaping jobs, paving, patios, stucco and chimney work. Because the work is taking place outside the main living area life can go on almost undisturbed. Even pools, spas, garages and outbuildings can be scheduled. |
| Whatever your requirements, make sure you have a California State Licensing Board-certified tradesman to do the work. Not only are they subject to quality control by the Board but they carry insurance and hire competent and licensed sub-trades. |
Remember, a good plan can make your Holiday season shine. |
